While much is talked about online agents in fact almost all estate agents now have an online presence to allow where you can browse the homes online and book a valuation. What we mean by a traditional estate agent is one that has a high street presence along with an online presence. Here’s why we think they have the edge on their online competitors.

1. Local knowledge

You can’t underestimate the value of local knowledge in the house selling process, market conditions change and local knowledge means you know the supply of housing in the area and what price you can realistically achieve for your home.

You may get higher valuations however you would be advised to market your home to sell quickly. Those first few weeks of your house been marketed are the best time to sell. If your home is valued too high you run the risk of it sitting in the market for so long it becomes invisible or selling at an inflated price making it difficult to get a mortgage further down the line.

2. Qualifying the purchaser

With a third of house sales falling through it is really important that you qualify the buyer at an early stage. Have they sold their home? Do they have the necessary finance in place? Can they get a mortgage? That’s where you can trust a good traditional agent to go through this ideally before an offer is accepted.

3. Guiding you through the process

On average people move house every seven years in which time a lot can change. We’ll guide you through the process. It can be a stressful time but we’ll help you at every stage. From advising on how to present your home, choosing a mortgage provider, viewings, handling offers and negotiations through to completion.

4. Managing completed chains

One of the biggest challenges in moving is managing complicated chains which involves negotiating and managing different parties such as other estate agents and their solicitors. This can make or break a sale and requires a skilled and experienced negotiator to make sure that everything runs smoothly.
