If you’re putting your house on the market, it’s time to think about the bigger picture, says a leading Yorkshire estate agent – and it could make a difference to how quickly your home sells Picking the best images will help to attract the best buyers, according to new
research from across the pond, which shows that homes with brilliant photos sell a third faster than those without. The study by the Centre for Realtor Development also found that the more photos, the better, as properties with just one picture spent an average of 70
days on the market while houses with 20 photos only stayed on for about a month.

We’re all aware that we are living in a visual economy – photo-sharing network
Instagram reached 1 billion monthly active users last year – and if you’reselling up, decent pictures will create a lasting first impression. “A good photographer really does make a difference when selling your home, which is why we include it in our fees and we’ve got experts on hand to help
get that perfect picture,” says Claire Kendall, director of Richard Kendall Estate Agent which has six offices in the Wakefield and Pontefract area.
“Eye-catching photos help to engage customers’ attention and make sure that when they’re scrolling through our website or other property portals, they stop and look at our properties due to the high quality of the images.” The family-run estate agency, which has been selling homes for 50 years, has its own in-house photography expert: Andrew Leeson, who also professionally edits all the imagery himself. “Our customers love and cherish their homes and if I can go that little bit further with my photography, it gives me great pride that I’ve made the property look as good as I possibly can do for our  customers,” he explains.

“A customer asked me for the images to be sent to them after their property had been sold, just to have something to remember the property by, and I think this reflects greatly just how much love people have for their homes.” Andy, who has been with Richard Kendall Estate Agent for nearly five years, loves to capture properties in a unique way, sometimes visiting at sunset or even at night when external lighting can give a different perspective. “I do visit properties for night shots and dusk shots just to show the property off in a different light,” he adds.
“I absolutely love my job at Richard Kendall Estate Agent, I really enjoy showing people’s homes in the light that they deserve to be marketed in. The vendor’s home is their pride and joy and I believe the photography should always reflect this; no matter what property I go to, I always try to go above and beyond with my work.”
